The Board of Trustees of the University of Illinois hereby requests qualifications from professional services consultants to provide professional services in connection with the following project:
Project Name: Ikenberry Commons #3 Residence Hall with Taft and Van Doren Demo - Master
Description of Project: THIS NEW 490 BEDS, LEED GOLD RESIDENCE HALL IS PLANNED TO BE A 155,000 S.F. BUILDING OFFERING A COMBINATION OF SEMI-SUITE, SINGLE AND DOUBLE ROOM CONFIGURATIONS WITH COMMON FACILITIES. THE EXTERIOR DESIGN OF THIS NEW RESIDENCE HALL IS TO REFLECT THAT OF THE FIRST TWO RESIDENCE HALLS, WITH SIMILAR PROPORTIONS OF BRICK, STONE TRIM AND GLAZING SCALED TO A FOUR OR FIVE STORY BUILDING. ALL SITE RELATED WORK SUCH AS UTILITIES, STORM-WATER AND LANDSCAPING ARE INCLUDED AS PART OF THIS PROJECT. ALSO INCLUDED IS THE DESIGN AND EXECUTION OF A STORM WATER RETENTION SYSTEM ON THE WEST PLAYING FIELDS ON FIRST STREET. ; AS PART OF THE MASTER PLAN, TAFT-VAN DOREN RESIDENCE HALLS, LOCATED AT THE SOUTHEAST CORNER OF IKENBERRY COMMONS, IS SLATED TO BE THE THIRD RESIDENCE HALL TO BE DEMOLISHED. ; HOUSING WOULD LIKE THE PSC TO PLAN (CONCEPTUALIZATION PHASE), DESIGN, ADMINISTER AND DEVELOP BID DOCUMENTS. A CM IS TO BE CONTRACTED AS PART OF THIS PROJECT.

Note: The project will be administered using the Owner's web-based project management system. PRZM was developed to maximaize the potential of the Internet in allowing project team members to access and exchange project information. PRZM supports team colllaboration in management and interaction, as well as a team member empowerment on a multi-layer security system.

Minimum user requirements are as follows:

  • Internet Browser: Microsoft Internet Explorer version 4.0 or higher is recommended.
  • E-mail: PRZM requires the user to have a valid e-mail account.
  • Computer-Aided Drawing (CAD) viewer.

Only those firms which meet the following qualifications will be considered for selection:

  • Licensed to practice as an (Architect, Engineer, or Landscape Architect) in the State of Illinois.
  • Prequalified with the State of Illinois Capital Development Board.
  • Registered and authorized to do business in the State of Illinois.
  • Utilization of AutoCAD compatible System.

The following project-related criteria will be used to evaluate the firms requesting consideration for selection:
  • Current commitments of firm, proposed staff and consultants.
  • Prior experience of the proposed project staff in the design and construction of similar projects.
  • Overall design quality of the relevant projects submitted.
  • MAFBE participation of Professional Service Consultant and sub-consultants with a goal of 20%. Illinois Department of Central Management Services (CMS) Business Enterprise Program certification is the basis for determination of MAFBE status.
  • Expertise and success in conceptualization, design, and construction of residence halls with LEED Gold certification.
  • Expertise and success in conceptualization, design, and construction of residence halls as centers for the student living and learning experience.
  • Expertise and success in design of storm water management systems.
  • Expertise and success in developing phasing of master plans.
  • Expertise and success in construction cost estimating.
