Description of Project: | THE ENGLISH BUILDING, A 121,013 SF, HIGHLY-USED STUDENT CLASSROOM BUILDING, WAS CONSTRUCTED IN 1905, WITH ADDITIONS IN 1911 AND 1923. THE ENGLISH BUILDING IS IN NEED OF NECESSARY MAINTENANCE AND UPDATING OF ITS SYSTEMS, FINISHES AND LIFE-SAFETY FEATURES. THIS DEFERRED MAINTENANCE PROJECT WILL USE TWO FUNDING SOURCES TO CORRECT THE HIGHEST PRIORITY ELEMENTS OF THE MAINTENANCE PLANS FOR THE BUILDING. THE SCOPE OF THIS DEFERRED MAINTENANCE PROJECT WILL INCLUDE PROFESSIONAL DESIGN SERVICES AND CONSTRUCTION PHASE SERVICES WHICH WOULD INCLUDE WORK ON THE EXTERIOR ENVELOPE, INTERIOR FINISHES, LIFE-SAFETY SYSTEMS, AND REPAIRS TO THE ELECTRICAL SYSTEM. THE EXTERIOR WORK SHALL INCLUDE SELECTIVE TUCK-POINTING OF DETERIORATED MASONRY JOINTS, REPAIRS TO SLATE ROOFING SYSTEMS, REPAIR OF EXTERIOR STEPS AND REPAIR OF EXTERIOR DOORS AND HARDWARE. INTERIOR FINISHES THAT WILL RECEIVE ATTENTION INCLUDE AGED AND DAMAGED FLOORING IN CORRIDORS AND COMMON AREAS, DETERIORATED PLASTER AND INTERIOR COMMON AREA DOORS. LIFE SAFETY COMPONENTS INCLUDE ADDING SPRINKLERS IN AREAS WHERE NONE EXIST, REPAIR OF FIRE BARRIERS, ENCLOSURE OF EGRESS CORRIDORS AND STAIRWELLS, AND REPLACEMENT OF EMERGENCY LIGHTING AND EXIT SIGNAGE. ELECTRICAL REPAIRS WILL INCLUDE THE REPLACEMENT OF SWITCHBOARDS, INSTALLATION OF LIGHTNING PROTECTION, NEW EXTERIOR LIGHTING, NEW ENERGY CONSERVING LIGHTING FIXTURES AND ENERGY CONSERVING TEMPERATURE CONTROLS. PROJECT USES COPS AND AFMFA FUNDING SOURCES. |
